Welcome to The Happy Hub – your calm, light-filled therapy space where you have the flexibility to book rooms from 7am to 11pm, seven days a week, with affordable pay-as-you-go or block booking options.
Your practice can flourish without the stress of long contracts or complicated admin, so you are able to focus on what matters most: growing your therapy business and helping your clients to thrive.

Your comfortable home-from-home London therapy room to rent, moments from Wood Green Underground Station, The Happy Hub has everything you need from herbal teas and tissues, to blankets and cushions. We are here to support you with the promotion of your wellbeing and therapy services via our networks, with client referrals, discounts and invitations to our friendly social events with other therapists, coaches, counsellors and holistic practitioners. We can also promote your professional therapeutic services to our clients for onsite and online corporate event bookings.​

The Happy Hub User Guide
In Case of Emergencies
In the event of an emergency please contact the emergency services on 999 or the local police on 101 for less urgent matters.
If any Hub-related issues arise, contact a member of the Happy Healthy Holistic team immediately on 020 7175 2777 for advice. You can also contact us by email at happyhub@happyhealthyholistic.com,however we cannot guarantee that your email will be read immediately.

You will need to report any incidents to the Happy Hub team. The incident report form can be completed online here or downloaded here. If there is a password, it is the same as the Booking Calendar – contact us if you need a reminder.

Conditions of Using The Hub
​When you registered to use The Happy Hub, a full copy of our Terms and Conditions would have been sent to you by email. If you would like another copy, just let us know – we will be happy to resend it.
​
Here are a few key points to keep in mind:
Bookings and use of The Hub are strictly limited to the individual named in the Hub Agreement, and only for the insured professional purpose stated during registration.
Your Security Deposit covers key replacement and any damage to the building or contents. It will be refunded when you no longer require access to The Hub - provided the keys are returned and the space is left as you found it. If you no longer wish to use The Happy Hub, just email us at happyhub@happyhealthyholistic.com to request your deposit back.
By using The Happy Hub, you act as a representative of Happy Healthy Holistic. We ask that you are respectful and professional at all times towards other Hub Users and other people at Blue House Yard.
You are welcome to put the Hub address on your website and your social media as the place you are working from but please do not use The Happy Hub’s address to receive mail or as a registered address on any legal or official documents.
You must hold Public and Professional Liability Insurance with at least £5 million cover. This insurance must cover any incidents linked to your use of The Happy Hub. Please send updated documents each year.
You are responsible for the health and safety of your clients while you are using The Happy Hub. It is your responsibility to conduct your own Risk Assessments to ensure the safety and suitability of our spaces and equipment for your intended use by assessing potential hazards and implementing necessary precautions before, during and after your Hub sessions.
Getting To The Hub
Directions
​
The address of The Happy Hub is Blue House Yard, 5 River Park Road, London, N22 7TB.
Access to the Blue House is via the YARD door, not via the door on River Park Road. You can enter Blue House Yard from Station Road or from River Park Road.
You will see the big red bus and multiple colourful, two-storey wooden retail shops.
​
Once in the yard, The Happy Hub is in the big blue house in front of you – and you can enter the Blue House via the door to the right of the bike rack.
Parking
​
Parking is available in The Mall West Car Park (N22 6TB) and The Mall East Car Park (N22 6LN). Both are a five-minute walk from The Happy Hub. Please check The Mall website for up-to-date pricing https://www.themall.co.uk/wood-green/visiting/getting-here/.
​
There is free parking for up to two hours in the Morrisons car park at Felicity Court, 50 Parkland Rd, London, N22 6ST, which is accessed from Station Road by turning into Brabant Road.
​
There are disabled parking spaces on River Park Road at the Cumberland Road end.
​
Transport Links
​
Wood Green underground station (Piccadilly Line) is a 2-minute walk away.
​
Alexandra Palace overground station is a 10-minute walk or a 4-minute bus ride.
​
There are a number of main bus routes operating within a minute or two from the site.
​
Opening Hours
​
The Hub is available to be booked for use between 7.00am –11.00pm, Monday to Sunday. Outside of these hours, Blue House Yard has security surveillance and an alarm is set. The police will be called if the alarm is triggered so please ensure that you do not enter the premises outside of the opening hours.
​
Booking The Hub
There are two ways to book The Happy Hub – on an ad-hoc basis using The Happy Hub Booking calendar, and Block Booking.
​
Ad-Hoc Booking The Hub
​
You can book The Happy Hub on an ad-hoc basis using The Happy Hub Booking Calendar. For full details of how to set up your account and to make and amend bookings, CLICK HERE ONCE PAGE IS CREATED
​
Ad-hoc bookings are on a strictly first-come, first-served basis and are prepaid at the time of booking. The payments are non-refundable and non-transferable unless 72 hours’ notice is given in advance.
​
Block Booking The Hub
​
If you would like to secure Hub Bookings on fixed days and times each week, we offer a Block Booking Agreement that guarantees your preferred slot indefinitely. This arrangement requires an upfront payment of two months’ rent and the set-up of a monthly standing order. Once in place, your bookings will be booked in automatically each week for an indefinite period, eliminating the need to rebook each time. It is a convenient, stress-free solution that ensures ongoing peace of mind. Please contact us for more details.​​

Arrival and Departure
Booked Times
​
Please use The Happy Hub only during your booked time – do not arrive early or stay late. Make sure your booking includes enough time to set up before your client arrives and to tidy up before returning all keys to the lockbox by the end of your booking period.
Lockbox Location & Usage
​
To access The Happy Hub, you will need to retrieve the keys from our lockbox.
We will share the lockbox code with you ahead of your first booking and update you as and when the code is changed.
​
To locate the lockbox, stand with the big red bus immediately behind you, with the yard and the Blue House directly in front of you. Looking to your left towards Station Road, you will see a blue wooden cabin. Walk to the blue wooden cabin and just as you reach it, look to your right. You will see a tall metal wire fence. The Happy Hub lockbox is on the brick wall on the left side of the wire fence, next to pipes. You need the top lockbox.

Please always cover the keypad while entering the code and never say the code out loud while accessing the keys.
Once you have retrieved the keys, please close and lock the lockbox.
Keys to The Blue House and The Happy Hub
​
The Hub and building keys must not be taken out of the lockbox until the start of your booked session and must be returned by the end of your booked session.
You will need to use the fob and the main Blue House key in the evenings (after 5pm) and early morning (before 9am) if you are the first to arrive.
Upon entry to the Blue House turn left and head upstairs to The Happy Hub (unlock bottom and top locks to enter The Happy Hub).
Ensure The Happy Hub door is always double locked (top and bottom locks) when you leave or when you are not inside The Hub. Please do not leave your clients and guests unattended in
The Happy Hub or the Blue House at any time.
Ensure the Blue House door closes behind you both when you arrive and when you depart. If you are leaving after 5pm, always lock the Blue House door with the key.
Ensure the keys are securely returned to the lockbox before leaving.
On Arrival at The Happy Hub

Below is the checklist of what to do on arrival at The Happy Hub. This is the same as the signage on the wall.
​
Upon arrival, take a photo showing the condition of the inside of The Happy Hub and email the photos to bhy@happyhealthyholistic.com before your session begins.
Turn on the doorbell switch if you are expecting your client to ring it (and turn it off again once they arrive to avoid disturbance of your session).

On Departure from The Happy Hub
​
Below is the checklist of what to do on departing from The Happy Hub. This is the same as the signage on the wall.
​
Return the space to the condition you found it in, or better.
​
If you have moved any equipment, decorative accessories or furniture, return them to their original place.
​
Gather up all your personal belongings.
​
Ensure small bags of rubbish are thrown away in the communal bins outside of The Happy Hub. All bin bags can be found with the cleaning equipment.
​
Tidy the area including plumping cushions on sofas.
​
Wash and dry any used mugs or spoons in the downstairs kitchen and return to the refreshment station inside The Happy Hub.
Wipe any messy surfaces.
​
Hoover the carpet or sweep floor (if necessary).
​
Spray air freshener (if necessary).
​
Close windows and pull blind down.
​
Switch off all electrics at the mains (heaters, fans, lamps, the doorbell, the kettle EXCLUDING sockets powering the CCTV camera and WiFi).
​
Ensure the main room light is switched off.
​
Take photos of the condition of The Happy Hub as you have left it and e-mail them to bhy@happyhealthyholistic.com at the time that you leave. The e-mail is a timestamp of the end of your session. The photos serve to protect you against any claims of damage or loss.
​
Double lock the door of The Happy Hub. After 5pm, also lock the Blue House Yard Door with the main building key.
​
Remember to return all keys to the lockbox, ensuring the protective cover is securely closed.

Using The Happy Hub

The Doorbell
​
The Happy Hub has its own doorbell so you can invite your clients to ring the bell on arrival. You will need to go downstairs to let your clients into the building. The outside doorbell is installed to the left of the main yard entrance to the Blue House - it is black and labelled 'The Happy Hub.'

The inside doorbell ringer is inside The Happy Hub and is plugged into the wall in the far left corner by the window.
​

The doorbell only rings inside The Happy Hub and it can be switched on and off to avoid your client sessions being disturbed.
Please always switch the bell off at the mains before leaving The Happy Hub at the end of your session to ensure that any subsequent Hub users can choose whether they want to use it or not.

​​​​​​​​​​​​​​​​​​​​White Noise Sound Machine
​
To provide you with extra peace of mind and privacy while at The Happy Hub, you are welcome to use our White Noise Sound Machine during your sessions.
The machine can be played continuously or can be set to run for 30, 60 or 90 minutes before turning off automatically. The machine will run for up to eight hours on a full charge. It is charged via a USB cable. Because our plugs and cables sometimes go missing, we recommend you bring your own cable and plug if you need to ensure the sound machine is reliably running on mains electricity.

Security Cameras
​
A Security camera is set up inside The Happy Hub to protect Hub Users’ safety and security.
​
The camera only records the doorway when people enter and exit The Happy Hub. No sound is recorded.
​
If you or your clients are uncomfortable having the camera in position during your sessions, you are welcome to turn the camera around or cover the lens, but you must ensure the camera is restored to its original position before you leave. Please do not unplug the camera at any time.
​
The recorded footage is only accessible by Amy Appleby, the owner of Happy Healthy Holistic and it is double password protected. The security footage is only reviewed if there is an incident which warrants investigation. It is kept until it is automatically overwritten and the period of time depends upon on how frequently the Hub door is opened and closed. The footage is held in the UK.
​
Security Cameras are also installed in the common areas of Blue House Yard, inside and outside, which we do not have control over or access to.
​
Storage
​
Please do not leave any items at The Hub or nearby areas unless we have agreed to it beforehand.
Storage space is very limited, and prioritised for our Block Booking therapists, however, if you are interested in keeping professional items at The Hub, let us know – we will send you a link to our Storage Agreement. If there is no storage space available, we can add you to the Storage Waiting List. Please note that other people have unsupervised access to the storage space and all items are stored entirely at your own risk.
‘Session In Progress’ and ‘Do Not Disturb’ Signs
We recommend you hang these signs outside of The Happy Hub door during your sessions. Please return them to the inside of The Happy Hub before you depart.
Refreshments
​
You are welcome to use the kettle, bottled water and herbal tea at The Happy Hub. There is a donation jar for voluntary contributions based on what you and your guests use. If you or your clients would like any other beverages, you are welcome to bring your own.
Tea towels and napkins are available - please make sure any used mugs and spoons are washed in the communal kitchen, dried, and put back in place. Dispose of tea bags and wipe down all surfaces before you leave.

Cleaning
​
Please ensure The Happy Hub is left in the same clean and tidy condition that you found it in (if not better).
​
Please plump cushions before leaving the space.
A vacuum cleaner and dustpan and brush are both provided to clean up any mess created.
In the event of an accident or spillage, cleaning equipment is provided in the second cubby from the bottom of the tall storage unit including antibacterial spray and wipes, gloves, cloths and rubbish bags.
Small bags of rubbish can be thrown away in the communal kitchen or in the rubbish bins in the first-floor communal area.
Large rubbish items need to go in Council refuge bags and placed in the communal rubbish area. All bin bags can be found with the cleaning equipment.

Communal Areas
Seating Areas and Outside Yard
​
All communal spaces outside of The Happy Hub are accessed casually by Blue House Yard tenants and their visitors. Please ensure that you and your clients refrain from formally using these spaces for your business activities.
​
You can use the Blue House communal kitchen and the appliances. Please ensure that you keep this area clean by wiping surfaces and washing any utensils or crockery used. Do not leave anything in the sink or on any surfaces.
​
As the communal spaces are shared with other Blue House tenants, please ensure that you:
​
Restrict usage of the ground floor to the kitchen and stairwell.
​
Keep noise to a minimum to avoid disturbing others.
​
Leave all areas clean and tidy after use – wipe down surfaces, wash up any cups or dishes, and take all rubbish with you.
​
Do not leave personal items or equipment in the communal areas.
​
Be mindful of others waiting to use the space, and avoid occupying it for long periods if it is busy.​
​
Toilet
​
There is a toilet on the same floor as The Happy Hub. Turn right out of The Happy Hub, pass the shelving unit and turn right again. The toilet is located at the end of that corridor.
​
Healthy and Safety
Reporting Incidents
​
In the event of any Health and Safety related incident or concern, please contact a member of the Happy Healthy Holistic team on 020 7175 2777 or by email for guidance and support.
You will need to formally report any incidents using our online incident report form found here or by downloading the form from here. If there is a password, it will be the same as the Booking Calendar – contact us if you need a reminder.
​
Antisocial Behaviour
​
If you experience any issues with antisocial behaviour in or around The Happy Hub, you will need to use your best judgement to keep yourself safe. That includes calling the police if necessary.
Fire Prevention
​
The burning of candles or incense, smoking and vaping, and the use of any naked flames is strictly forbidden at all times inside of The Happy Hub and the Blue House building.
Please ensure that all heaters, fans and plug sockets are switched off at the mains before leaving The Happy Hub (aside from those for the Security Camera and router which are labelled).
​
Please do not bring personal electrical equipment to The Happy Hub e.g. toasters, heaters, fans etc. Kindly only use the equipment provided. If you need to bring any electrical equipment for your own professional therapeutic purposes, it must be PAT-tested and certified as safe before being used in The Hub or the Blue House.
Do not store any flammable liquids in The Happy Hub.
​
Keep The Hub tidy and clear of clutter. Clutter is a fire hazard and could hinder your exit in the event of an emergency.
​
Emergency Exits
​
To exit the building in the event of an emergency:
​
Walk out of The Happy Hub and straight ahead down the corridor, past the communal area, and studios 12 and 11 which will be on your right.
Walk through the open doorway at the end of the corridor (there is a fire exit sign above) and descend to the left down the staircase.
Break the protective glass cover over the fire door bolt.
As you leave the building turn left and head straight to the emergency assembly point at the top of the T-junction on River Park Road.
​
The Fire Safety Procedure is displayed on the wall in The Happy Hub (and below) and includes details of the nearest fire exit and assembly points. Please familiarise yourself with this on your first visit.
Fire Extinguishers
​
A fire extinguisher, along with fire safety instructions and procedures, are fixed to the wall behind the door of The Happy Hub for easy access.
Fire extinguishers are also located around the Blue House – see above plan for details.
What to Do in the Event of a Fire
Please take a moment to read the following, so you will know what to do in case of a fire.
If it is safe, you may use the fire extinguisher - located in the corner by The Happy Hub’s door - to put the fire out. This extinguisher is suitable for all types of fires, including electrical. Please follow the instructions below carefully, and never put yourself or anyone else at risk.

How to Use a Fire Extinguisher
​
Stand 1 to 3 metres away from the fire with the extinguisher upright.
Pull out the safety pin.
Aim the nozzle at base of the fire.
Squeeze the handle and sweep the nozzle from side to side until the fire is extinguished.
If You Are Unable to Put Out the Fire
Call 999 immediately – giving them The Happy Hub address: Blue House Yard, 5 River Park Road, London, N22 7TB.
​
Evacuate the premises immediately. Do not collect any personal belongings.
Ensure that anyone in The Happy Hub is taken to the Assembly Point.
Assist people in need.
Alert any other people in the immediate vicinity.
Do not return to the building until you are told it is safe to do so by a member of the Fire Brigade.
Once you are safe, please report any incidents to the Happy Healthy Holistic team and complete an incident report form (accessed via this link).
